Job Description

POSITION PURPOSE

Broll property In charge of taking care of the property. Makes sure the property’s value increases and earns as much money as possible by managing it well and controlling its assets. Creates budgets, manages rental agreements, gets services, handles contracts with outside companies, and guides repair work. Guarantees all broll property buildings, land, and machines are kept in good shape and working properly. Creates and puts in place rules for the department and buying things, and makes sure everything follows health and safety rules. Ensures broll property services bought are good quality and cost as little as possible. Keeps higher-level managers updated on what’s happening and any big issues.

Key tasks and main jobs:

Takes charge of running the property and its buildings well.

Broll Property Management
Stay informed about what’s happening in the market, like tenants moving, new projects, empty spaces, and what other property owners are doing.
Go to meetings and events that help the property run smoothly, such as SAPOA and CJP.

Project Manager Responsibilities:

Okay capital expenses that fall within approved spending limits.
Make sure we follow all rules and guidelines for capital expenses.
Figure out how much new operations will cost.
Make sure we get back the money spent on operations, as stated in the Lease.
Building Management:
Create a five-year plan for keeping the building in good shape, including money set aside for future Broll property repairs or replacements (done each year), to be reviewed by the Assistant General Manager / Director.
Look into and suggest building improvements.
Actively manage current projects.
Check the building’s condition each year and keep it up to that standard.
Make sure we follow all laws. Regularly inspect for safety issues and update monthly reports.

Parking Management
Hold regular meetings for all parking areas with the right person.
Carefully manage parking lots run directly by us.

Tenant Management
Communicate with tenants as needed.
Make sure leases are renewed on time and empty spaces are rented and look good.

New Tenants

Decide on and suggest rental terms and installation costs.
Handle lease talks and keep good relationships with tenants.
Manage new leases and keep records of them.
Manage new installations (with help from the technical manager if needed), including:
Space design
Talking to and managing professionals and workers
Signing off on completed spaces

Existing Tenants
Renew lease agreements, either directly or through building management.
Communicate with tenants and maintain good relationships.
Organize mall events through tenant groups or event committees.
Regularly check tenant sales, stock, and displays to see if they need to grow or are having problems.

Expense Control
Check and approve bills.
Approve orders for cleaning, supplies, electricity, and general repairs.
Manage how wages and salaries are assigned.
Manage city payments and get money back when possible.
Make sure contractors are cost-effective and doing a good job.
Take care of keeping financial records and reporting them.
Watch over the creation of monthly, yearly, and other management reports.
Check and report on how well things are going compared to the budget each month.

Deals with vendors, contractors, and professionals in a business-like way.
Builds and keeps good working relationships with vendors, suppliers, and contractors.
Connects the Company with people outside the company.
Makes sure outside services work well with what the Company does.
Gets and shares information when needed.
Makes the broll property Company look good.
Manages property staff well to get the best results.
Leads staff by setting goals, sharing tasks, and keeping everyone informed. Holds meetings to explain policy changes and talk about how to improve.


Assigns and organizes staff. Manages daily work.
Finds, creates, and puts in place training programs.
Reviews employee performance. Gives useful feedback and suggests ways to do better. Handles employee issues and takes action if needed.
Makes sure there are enough staff. Interviews, hires, and assigns people as needed.
Takes on other related tasks as needed.
Keeps the work area clean, safe, and in good condition.
Finishes assigned broll property projects.
Reports on things like spending, customer numbers, security problems, and so on.

WHAT YOU NEED:

Education: High school diploma.
Extra training in fixing and running buildings is a plus.
WHAT YOU MUST KNOW:

Be very familiar with how to manage broll property.
Understand budgets, service deals, and rental contracts.
EXPERIENCE NEEDED:

At least five years of similar work, including at least two years leading others.
SKILLS AND TALENTS:

Must be a great leader.
Good at planning, managing, and guiding a team.
Good at figuring out problems.
Must be able to talk well with others.
Know how to use all the equipment and computer programs for the job.
